We review all applications carefully - not first-come, first-served
We run a background check (civil, criminal, and credit) on all applicants
A government-issued photo ID and two most recent pay stubs are required
Application fees must be paid before we begin reviewing your application
We will notify you of our decision after completing our review

Tenant Qualification Criteria — Please Read Before Applying

All applicants are evaluated against the same written criteria regardless of race, color, national origin, religion, sex, familial status, disability, or any other protected class under Fair Housing laws.

INCOME REQUIREMENTS

Gross household income of at least 3x the monthly rent
Verified by pay stubs, tax returns, bank statements, or employer verification
Self-employed applicants: 2 years in business plus tax returns and bank statements
Gig/freelance workers: 6 months of income documentation required

BACKGROUND & CREDIT

Criminal background, civil records, and credit check required for all applicants
Convictions for violent crimes, domestic violence, sex offenses, drug distribution, or property felonies within the last 7 years may result in denial
Recent evictions, rental collections, or money judgments within 7 years may result in denial
Unpaid utility bills from a previous residence may result in disqualification

RENTAL HISTORY

Current and previous landlords will be contacted
Negative rental history (late payments, damages, lease violations) may result in denial
