Pet Policy: Dogs welcome with prior approval. Pet rent starts at $65/month per dog and may vary based on number of dogs. No cats. No exotic animals. Damage caused by pets is tenant's financial responsibility.

 

Utilities: Tenant is responsible for all utilities including gas, electric, water, sewer, and trash.

 

Lawn & Snow: Tenant is responsible for lawn mowing, yard maintenance, and snow removal.

 

Maintenance: Tenant responsible for routine maintenance including replacing light bulbs, smoke detector batteries, furnace filters (every 90 days), and keeping drains clear. Landlord handles major mechanical repairs. Tenant must report maintenance issues promptly in writing.

 

Renters Insurance: Strongly encouraged. Landlord's insurance does not cover tenant's personal belongings.

 

Rent Payment: Electronic payment only via property management portal. Rent due the 1st of each month. Late fee applies after the 5th.
